STATEWIDE STATS

According to the Maine Association of REALTORS®:

1. July 2026: 1,697 homes sold (+7.75%); median price $427,000 (+1.67%)
2. August 2026: 1,542 homes sold (-10.09%); median price $424,550 (+4.31%)
3. September 2026: Data not yet released from MAR
4. Inventory: Active single-family listings passed 6,200 in July, the highest level since December 2019
5. National Context (NAR): U.S. existing-home sales fell 2.0% in August (national median sales price $429,100, +1.6%) and rose 1.5% in September (national median sales price $417,500, +1.3%); the Northeast median price rose to $556,900 in August (+4.3%) and $523,600 in September (+4.7%)

Buyer demand held steady through the summer while for-sale inventory climbed to its highest level in years, giving buyers more choice and more room to negotiate.

With more than 6,200 active single-family listings in July, sellers are competing with more homes than at any point since December 2019, and homes priced to the current market are still selling.

The statewide median price stayed above $420,000 in July and August, just below the record high set in June.

Sales slowed in August, down 10.09% from a year earlier, as the market moved into its usual late-summer slowdown. September statewide sales are not yet available from MAR.

LOCAL INSIGHTS

Locally, the average sale price for all segments combined rose from the previous quarter, while days on market fell and total sales volume declined across the region (55 sales vs. 81 in Spring 2026). Compared to Summer 2025, closed transactions are down (55 vs. 73) while the blended average sale price is up ($560,012 vs. $532,027). By property type, the average home sale price rose to $662,611 from $633,460 in Spring 2026, while the average condo sale price fell to $442,596 from $492,038.

The top of the Newry market took longer to clear. Average days on market in Newry rose to 94 from 70 a year ago, and the percent sold to list price slipped to 93.4% from 95.4%. Bethel moved the other way, with average days on market down to 66 from 121 a year ago.
