STATEWIDE STATS

According to the Maine Association of REALTORS®:

1. April 2026: 983 homes sold (+3.36%); median price $410,865 (+2.72%)
2. May 2026: 1,206 homes sold (-2.82%); median price $425,000 (0.00%)
3. June 2026: Data not yet released from MAR
4. Inventory: Nearly 5,000 homes on market at end of May — up 26% from April, following an 18% increase in April from March
5. National Context: U.S. sales up 3.3% in May (national median sales price $434,300, +1.3%); Northeast sales declined 8.0% while regional median price rose to $534,900 (+4.2%)

Buyer demand held steady as for-sale inventory continued to expand across the state, giving buyers more options heading into summer.

Inventory growth accelerated sharply in May, up 26% from April alone, building on April's 18% jump from March and further easing what had been a tight market.

The statewide median price climbed from $410,865 in April to $425,000 in May, though May's year-over-year price growth was flat, lagging both the national and Northeast regional pace.

Mortgage rates running below year-ago levels are helping offset affordability pressure, supporting continued buyer engagement even as May's sales volume eased slightly from a year earlier.

LOCAL INSIGHTS

Locally, the average sale price for all segments combined eased from the previous quarter, while days on market rose and total sales volume increased across the region (81 sales vs. 70 in Q1 2026). Compared to Spring 2025, closed transactions are up (81 vs. 63) while the blended average sale price is down, suggesting a shift toward higher sales volume at more moderate price points through the spring market..
